A gas safety record every year where there is a gas appliance; an electrical report (EICR) at least every five years; an energy certificate for every let. Give the tenant a copy of the gas and electrical ones within 28 days.

Money paid in for a job is held at Stripe against it. It goes to the trade when the person who raised the job releases it, when the time to check runs out (3 days after the finishing photographs are agreed, or 5 from £500), or when a dispute decides; a new trade’s first three payments wait at least 7 days from payment. The terms, section 8.

Waiting for a decision

Nothing is waiting.

What is approved is one price, at one amount, for one job: a new or higher price is a new request. An approval lasts until the price's own date, or 30 days. A refusal says why. Nobody decides their own request, nothing is approved from an email, and a request is never taken as approved because nobody answered. Each person's limit is set under People.

No contractors yet. Add one to your list, or raise a job for a home, and they are watched from the next morning.

A proposal to strike off, a status other than active, a notice in The Gazette or an insolvency case is sent at once to the owners and admins, and to a manager with a job under way with that contractor. Each line is what the register says, with the day Hyyryn read it; Companies House does not check that what companies file is accurate, and a line is not a judgement about anyone's work.

Checked by Hyyryn, for every contractor, sole traders included: their right to work, and the insurance and trade registrations (Gas Safe, the electrical schemes and others) a person at Hyyryn has looked at, each with the date it runs to. When one runs out and no newer one has been checked, the owners and admins are told that morning, and so is a manager with a job under way with them. Not watched: county court judgments, personal insolvency and disqualified directors. Check those yourself before a large job.
